Real Estate Performance Review for Deer Park Announced by John Herman Team

The John Herman group is pleased to announce the latest real estate performance review results for homes in Deer Park for the year ending May 31, 2013. Deer Park is a small community located just northwest of Chicago, and is well-known for its shopping venues, and outdoor parks. The real estate performance review for the area has showed some promising results as the number of closed sales and the median sales price for homes sold in the area increased over the last year. The number of closed sale for attached homes increased by 28%, as the number rose from 7 closed sales for the year ending May 31, 2012 to 9 closed sales for the year ending May 3, 2013, while the number of closed sales for detached homes rose by more than 110%, increasing from 18 closed sales for the year ending May 31, 2012 to 38 closed sales for the year ending May 31, 2013. In addition, the median sales price for attached homes rose from $ 350,000 for the year ending May 31, 2012 to $ 390,000 for the year ending May 31, 2013, and the median sales price for detached homes increased from $ 463,000 for the year ending May 31, 2012 to $ 483,725 for the year ending May 31, 2013.

There was a significant decrease, however, in the number of homes for sale in Deer Park. The number of attached homes for sale dropped from 8 homes for the year ending May 31, 2012 to 2 homes for the year ending May 31, 2013, and the number of detached homes for sale fell from 20 homes for sale for the year ending May 31, 2012 to 15 homes for the year ending May 31, 2013. The years Illinois real estate performance review for Deer Park, also showed mixed results for the number of new listings for homes for sale in the area. While the number of new listings for attached homes remained steady at 15 new listings for both the year ending May 31, 2012 and the year ending May 31, 2013, the number of new listings for detached homes rose by 27%, increasing from 47 new listings for the year ending May 31, 2012 to 60 new listing for the year ending May 31, 2013.

The year also showed a decrease in the months supply of inventory for Deer Park homes for sale.The months supply of inventory for attached homes fell from 6.9 homes for the year ending May 31, 2012 to 1.7 homes for the year ending May 31, 2013, whereas the months supply of inventory for detached homes dropped from 9.8 homes for the year ending May 31, 2012 to 6.0 homes for the year ending May 31, 2013. There was encouraging news for the market time, as well, as the number of days both attached and detached homes remained on the market decreased for the year ending May 31, 2013. In fact, the market time for attached home fell from 153 days for the year ending May 31, 2012 to 112 days for the year ending May 31, 2013, and the market time for detached homes dropped from 200 days for the year ending May 31, 2012 to 109 days for the year ending May 31, 2013.
